ibis Styles Bournemouth
Acquired by Nq2 in January 2021, the 76-room ibis Styles Bournemouth has undergone an extensive £2million refurbishment transforming it to a vibrant and unique property in the heart of the South Coast taking inspiration from the soft pastel colours of an ice cream parlour. The hotel was closed for a 5 ½ month refurbishment programme, relaunching as the Ibis Styles Bournemouth Hotel on 21 June 2021. The hotel was revalued by a 3rd party Valuation in 2023 to prove a 35.5% Internal Rate of Return on the 2- year Investment.
Acquired by Nq2 in January 2020, the 109-bedroom Mercure Bournemouth underwent a £2.5 million refurbishment transforming it to a luxury seaside property in the heart of Bournemouth, taking inspiration from the nearby Jurassic Coast, with subtle nautical design elements and a comfortable, contemporary atmosphere. The 6-month refurbishment transformation was completed on time and in budget and above Accor Hotels brand standards despite the national lockdown, relaunching as the Mercure Bournemouth Hotel and Spa on 30 June 2020. The Mercure Bournemouth Hotel and Spa was sold at its 3rd party professional valuation in July 2022, giving the investment equity partner a 45% Internal Rate of Return.
voco Lythe Hill Hotel & Spa
voco Lythe Hill Hotel & Spa was acquired by Nq2 in July 2022 as a distressed 43-bedroom hotel, based around a Tudor Coaching Inn within 22 acres of Surrey rolling countryside. Nq2 transformed the hotel, creating additional bedrooms, a new Pizzeria, repositioning the Hotel Reception and refurbishing the existing function rooms, restaurant, bar, bedrooms and Spa. The relaunched 60 bedroom hotel was relaunched on time and budget with the IHG franchise agreement in May 2023. Based on a 27-month investment term, this hotel will give a 55% Internal Rate of Return on Investment.
